Noida, 19 September 2025: The long-anticipated Noida International Airport in Jewar will be inaugurated on 30 October. Commercial operations are expected to begin within 45 days. Kinjarapu Rammohan Naidu, Union Civil Aviation Minister, announced this week that flights would initially connect at least ten cities.
Experts in the industry believe that the new airport is a catalyst for the real estate market of the National Capital Region (NCR), boosting demand across the residential, commercial, and industrial sectors, as well as retail, hospitality, and logistics.
Boost Connectivity and Economic Activity
The improved air connectivity between domestic and international destinations will attract industries and office occupiers, especially in technology and logistics, resulting in large-scale job opportunities. Analysts call the development a "game changer" for growth corridors like Greater Noida West and Yamuna Expressway.
Square Yards reports that property values have doubled in the last five years in the region, and plotted developments are driving the demand. The experts predict that this trend will continue. However, they advise prospective investors to do their due diligence before making an investment.

Strategic Developments around Jewar
Its location on the Yamuna Expressway, along with projects such as the International Film City and metro extensions under the Yamuna Expressway Industrial Development Authority, enhances the airport's appeal.
Analysts predict that land prices will rise by 25-30% once the airport is operational. This will be especially true in micro-markets such as Jewar, Tappal, and Dankaur.
The Noida Airport will change the economic landscape of North India. Its 12 million passenger capacity, which can be increased to 120 million passengers by 2050, is a game-changer. It will act like a counter-magnet for Delhi's IGI Airport and boost Agra, Aligarh, and other areas of Western UP", said Ankita S. Sood, Knight Frank India National Director, Research.
Developers Look at Growth Potential
Many developers have already positioned themselves around the hub. Gaurs Group acquired 12 acres along the Yamuna Expressway to build a premium residential project worth Rs 1,400 crore, and ACE Group announced that cumulative sales on the corridor exceeded Rs 5,000 crore.
Noida is at its inflection point. Ashish Jerath is President-Sales & Marketing at Smartworld Developers. He said that the growth of Noida's real estate market was driven by end-users, backed up by infrastructure and increasing lifestyle standards.
Luxury and Lifestyle on the Rise
Noida is already enjoying a prominent place in the NCR's premium housing market due to its planned sectors, expressway connectivity, and modern infrastructure. The airport is set to become a global transport hub, and a growing number of developers are launching integrated housing projects that include facilities for living, like co-working spaces, clubhouses, and shopping plazas that attract wealthy buyers and NRIs.
Industry experts say that retail, hospitality, and entertainment assets are also expected to grow in popularity as demand for convention centers, hotels, and high-end retail centers rises with tourism and business traffic.
A Balanced Perspective: Opportunities and Caution
While the airport offers a lot of potential, experts also warn of dangers. There have been reports of fraud on land, and fraudulent registrations for the region have been reported, which has prompted authorities to issue a warning to investors. The verification of documents for property, AAI clearance (for projects that are within 20 kilometers from the airport), and regulatory approvals are essential for secure transactions.
The Road Ahead
It is important to note that the Noida International Airport isn't simply an infrastructure venture; it's an economic engine for the region. It is able to unlock huge opportunities in retail, housing, logistics, hospitality, along with office and commercial markets. It is poised to change the direction of NCR.
