New 29-km Noida Expressway to Ease Traffic, Boost Connectivity Across Greater Noida

Every day travel along the Greater Noida Expressway has become more difficult as the number of vehicles increases each year. Long traffic lines during working hours, slow speeds of travel, and growing congestion have made it difficult to commute for professional commuters, residents, as well as commercial transportation operators. To address these issues, authorities from the Noida Authority have approved a major infrastructure plan that promises to increase mobility throughout the region.

The proposed 29-kilometre expressway with four lanes, which is expected to cost approximately Rs 500 crore, is anticipated to offer a different commuter route while also lessening pressure on the Noida-Greater Noida Expressway. The project is being built in areas of the Yamuna and Harnandi riverbeds and will benefit approximately five lakh commuters daily by providing more efficient and faster connectivity.

A Major Infrastructure Upgrade for Noida

Noida has transformed itself to become one of the country's fastest-growing cities. Noida has seen significant commercial, residential, and industrial growth over the past 10 years. With thousands of new homes and office space as well as educational institutions and IT parks opening across different sectors, the demand for better roads has risen significantly.

The Noida-Greater Noida Expressway is one of the busiest roads within the National Capital Region (NCR). It links Delhi, Noida, Greater Noida and the Yamuna Expressway as well as numerous important business districts. But the expressway today is used by more than one million vehicles each day, leading to constant congestion, especially at peak times of the day.

Recognizing the need for a new route for traffic In recognition of the need for a new corridor, the Noida Authority has approved the construction of an expressway parallel to the existing one that will spread traffic more efficiently and enhance general road accessibility.

Project Overview

This new highway will extend around 29 km and will be built as a four-lane roadway that is designed to facilitate smooth traffic movement.

The route has been designed carefully in order to minimize problems with land acquisition. Because the majority of the alignment proposed is on land that is owned by the state's irrigation department, this project is likely to prevent lengthy legal battles that can delay major infrastructure projects.

The expressway is composed of two main sections:

  • About 12 km will be upgraded on the Yamuna embankment.
  • About 17 kilometers of new road is planned on the Harnandi river corridor.

The road will eventually connect with the Kondli-Bangar Road, which is 75 metres wide close to Sector 150, allowing seamless mobility between various areas of Noida and Greater Noida.

Reducing Traffic Congestion

One of the major benefits of this plan is its capacity to alleviate the traffic load on the Noida Expressway.

Today, commuters traveling across Delhi, Noida, Greater Noida, as well as the Yamuna Expressway are limited in their choices for routes. Therefore, the majority of vehicles are dependent on a single route, which results in massive traffic in the early morning and late evening rush hours.

A new road will split vehicle movements over two separate routes. It is anticipated that this will:

  • Reduce the congestion on the current expressway.
  • Shorten travel time.
  • Improve average vehicle speed.
  • Reduce fuel consumption.
  • Lower emissions of vehicles due to long delays in traffic.

For commuters who are on a daily basis that means a more efficient, safer, more reliable commute.

Better Connectivity Across Noida and Greater Noida

The new expressway isn't solely about reducing traffic. It also aims to increase the connectivity of the region.

Once the station is operational, commuters will enjoy easier access to various residential areas as well as commercial and educational establishments and industrial zones in Noida and Greater Noida.

The route will increase the connectivity between older villages and cities that are rapidly growing, and will facilitate smoother progress toward:

  • Sector 150
  • Sector 151
  • Sector 135
  • Sector 168
  • Kondli-Bangar Road
  • Yamuna Expressway corridor

The improved connectivity is expected to benefit residents as well as businesses that operate in these areas.

Faster Access to Emerging Growth Corridors

Noida continues to see rapid growth in the city, especially in the areas near the Yamuna Expressway and Noida International Airport.

Through the construction of the expressway, the areas that are developing are now accessible via central Noida or Delhi.

The new road network will promote:

  • Residential development
  • Commercial investments
  • Logistics expansion
  • Industrial growth
  • Better planning for public transportation

The improvement of infrastructure is often a catalyst for the long-term development of cities. This project is anticipated to play the same function.

Minimal Land Acquisition Delays

Major infrastructure construction projects across India typically face delays due to land acquisition problems. But this project has a distinct benefit.

The majority of the alignment is along embankments, where the government owns the majority of land via the Department of Irrigation.

This is reduced to:

  • Legal issues
  • Compensation disputes
  • Project approval delays
  • Construction interruptions

In the end, officials expect the project to advance more quickly compared to other highway projects.

Positive Impact on Real Estate

The development of infrastructure has always played a crucial role in the rise of demand for property, and the proposed expressway is likely to provide similar opportunities.

The improved road connectivity helps make the surrounding areas more appealing for investors and homebuyers. Accessibility is often the reason for an increase in residential demand, increased commercial activity, and an increase in the value of property.

Experts believe that a variety of sectors that would benefit from enhanced connectivity. The most notable are:

Sector 150

Sector 150 has established it to be one of Noida's most sought-after residential spots. It is known for its green spaces and sports infrastructure as well as high-end residential projects; enhanced roads are expected to increase its appeal to homeowners.

Sector 135

Sector 135 is a key area for IT and commercial activities, which houses numerous corporate offices. Connectivity improvements could cut down on the commute time of employees while also facilitating the expansion of commercial activities.

Sector 168

Sector 168 has been identified as an ideal residential area due to its position near the expressway. The new bypass could make it easier to access and boost the demand for housing.

Sector 151 and Nearby Villages

Regions like Sector 151 Chhaprauli, as well as Badoli, are also likely to see a growing demand from investors seeking an appreciation over the long term as infrastructure development continues.

Benefits for Daily Commuters

This proposed road is anticipated to bring a variety of advantages to residents of Noida in and around Greater Noida.

Some of the main advantages are as follows:

  • Reduction in travel time.
  • There is less congestion in traffic.
  • Improved road security.
  • Better access to residential areas.
  • Access to commercial areas is much easier.
  • Lower fuel consumption.
  • Reduced maintenance on vehicles because of the smoother flow of traffic.
  • Access to higher education institutions and health facilities.

These improvements will significantly improve the experience of commuting for hundreds of families.

Supporting Future Urban Development

Noida is in the process of preparing for significant growth in population over the next few years. Major infrastructure projects like metro expansion and the Noida International Airport, industrial corridors, as well as new expressways, help the city grow to become one of North India's major economic hubs.

The expressway that runs 29 kilometers is a complement to these developments by providing an additional transportation route that will support future commercial and residential growth.

With improved connectivity, companies gain access to their customers, employees spend less time traveling, and residents enjoy a greater standard of living.

Conclusion

This approval for the 29-kilometer expressway with four lanes marks a new landmark in Noida's road to infrastructure. It is designed to ease congestion on the Noida-Greater Noida Expressway and improve connectivity; the new expressway will enhance mobility efficiency, enhance connectivity across the region, and help to support the growth of future cities.

With an investment of around 500 crore, this project will benefit more than five lakh commuters every day, as well as creating new possibilities for commercial and residential development throughout Greater Noida. Utilizing land owned by the government on the Yamuna and Harnandi river corridors, this project is likely to reduce some of the issues that are associated with the acquisition of land.

In the meantime, as Noida continues to grow as a key residential business, investment, and tourist location, this new expressway will soon become a key component of the region's transport network, making travel more efficient, more smooth, and efficient for years to come.

Mumbai, BMC's Improvements Committee Clears Proposal to Allow High-Rise Buildings on Narrow Roads

Mumbai, BMC's Improvements Committee Clears Proposal to Allow High-Rise Buildings on Narrow Roads

Mumbai: The Brihanmumbai Municipal Corporation's (BMC) Improvements Committee has cleared a proposal to relax building height restrictions on narrow roads across the city. This forms part of a proposed amendment to the Development Control and Promotion Regulations (DCPR 2034). Final approval is still awaited from the Maharashtra State Urban Development Department.  If it is implemented, the plan will significantly increase redevelopment opportunities and enhance land utilization in the densely populated areas of Mumbai. What Has Changed in the Proposal? The construction of high-rises in Mumbai was only permitted on roads with at least 9 meters wide. This policy was designed to facilitate access for emergency services, such as ambulances and fire engines. Under the proposed graded-height relaxation: Constructions built that are built on 3.6-metre-wide roads can be up to 32 meters (approximately 10 storeys) The construction of buildings that are built on 4.5-metre-wide roads can reach up to 70 meters (21-23 floors) Roads that measure 6 meters wide can reach up to the 120-metre mark (31-32 stories) Roads of 9 metres or greater will be permitted to continue to permit structures over 120 metres Safety Norms Remain Strict Despite the proposal to relax height limits, safety is an important consideration. Every project will need to adhere to the fire safety rules, which include: completely Mandatory Not Objection Certificate (NOC) issued by the Fire Brigade Appropriation from the High-Rise Committee (where applicable) Complete compliance with the prescribed fire safety guidelines and emergency access rules Officials have stated that permits can only be granted following an exhaustive verification of all security measures. Impact on Redevelopment and Real Estate Mumbai has more than 40,000 structures that are over 30 years old. A lot of them are in dire need of renovation. For instance, in South Mumbai, several structures are between 70 and 80 years old. Redevelopment of these structures was usually halted because of the narrow access roads, poor Floor Space Index (FSI), and the strict height requirements. If the plan is approved, then it will be anticipated that it will: Redevelopment accelerates the deterioration of old buildings The number of new homes Offer more housing options in prime, previously limited locations This could help stabilize prices for properties due to the increase in supply Expert Opinions: Opportunities and Concerns Real estate and urban planning experts have praised the plan; however, they have also raised crucial issues. Planner for the town, Pankaj Joshi, emphasized that building levels should be increased only after a proper infrastructure, particularly for emergency services, has been put in place. Key Challenges: Traffic congestion is getting worse in already congested areas Additional cost on the water supply, sewage system, and electric systems The difficulty of ensuring access to emergency services during emergencies The risk of over-densification Some experts have recommended that the government should simultaneously upgrade the civic infrastructure in order to facilitate this vertical expansion. What does this mean for Homebuyers? If the plan is approved for final approval, homebuyers could be able to benefit from: New homes There are more options for redeveloped communities with modern facilities Possibly better price negotiations because of the increased supply Easy access to home loans for planned housing projects Future Outlook The proposal was approved by the BMC's Improvements Committee and is now waiting for final approval from the state's city development department. After being approved, the plan could transform Mumbai's skyline and establish a precedent in other Indian cities with similar land restrictions. Conclusion The plan to permit high-rise construction on narrow roads is an important step toward urban change in Mumbai. Although it presents substantial opportunities for redevelopment and the expansion of housing, its success will depend largely on how well infrastructure development can keep up with the increasing construction activity. Ghaziabad Set for Industrial Boom: Modinagar, Loni, and Dasna to Welcome 87 New Industries

Ghaziabad Set for Industrial Boom: Modinagar, Loni, and Dasna to Welcome 87 New Industries

Ghaziabad is getting ready to undergo a major change in the industrial landscape. With 87 brand new industrial units being proposed within Modinagar, Loni, and Dasna, the district is positioned to become a major center for medium and small-scale businesses (MSMEs) as well as logistics. In fact, the District Industries Centre has already begun marking 101 hectares of the land that will be used for these projects, indicating that the region is poised for growth. region. Massive Investments and New Opportunities The planned projects are expected to attract over 8,000 crores in investment, which will create thousands of jobs for residents of the area. One of the most ambitious plans is the private industrial park located in Bhojpur, Modinagar, to be constructed at an estimated price of around 500 crore. Additionally, Loni's Tronica City will soon be home to another industrial park that is privately owned at Rs560 crore, which will expand Loni's footprint in the industrial sector. It is also worth noting that the Dasna district is drawing investors' attention, specifically for logistics and warehouse parks, due to its proximity to major expressways. The developments won't just improve the local economy but will also help establish Ghaziabad as a desirable location for the latest in technology. Read More: Real Estate Revival on the Horizon with Bengaluru’s Yellow Line Metro MSMEs Driving the Growth Engine The bulk of Ghaziabad's upcoming industrial expansion will be directly from the Micro, Small, and Medium Enterprises (MSME) sector. For the forthcoming Global Investors Summit, around 64 proposals were submitted by MSME-linked companies alone. This is a sign of the increasing confidence in the district's infrastructure as well as its business potential. The District Industries Promotion Centre has already secured investment proposals for Rs 3,614 crore, which brings them closer to the ambitious government's budget of Rs 8,000 crore for investment. In order to accommodate new ideas, officials are currently looking for additional land parcels that are suitable for development across the district. Land Identification and Industrial Planning According to official reports, Loni currently has the largest allocation of industrial land, which is then by Modinagar along Dasna. Also, the government has been putting a priority on using district panchayats in order to accelerate approvals for projects. However, finding land suitable for heavy industries remains a major challenge. Although the space available for industrial parks has been determined but officials are still looking for suitable locations to build large-scale manufacturing units. In the meantime, Uttar Pradesh State Industrial Development Authority (UPSIDC) is currently cooperating with district authorities to solve this problem. Connectivity Fuels Investor Confidence One of the major benefits that drives investment to Ghaziabad is its location and excellent connectivity. The Delhi-Meerut Expressway has dramatically decreased travel duration from Delhi, Ghaziabad, and Meerut and Meerut, making these cities more accessible than ever before. Bhojpur in Modinagar, which is situated close to an expressway, is gaining momentum as a popular location in the industrialization process. Additionally, Dasna's closeness in proximity to both its proximity to the Eastern Peripheral Expressway and NH-1 is an ideal location for logistics and warehousing projects. The Loni area also has huge potential because of its expanding infrastructure and its connectivity to the National Capital Region (NCR). A Promising Future for Ghaziabad's Industrial Sector A combination of infrastructure investment, support for policy, as well as investor interest provides a positive picture of Ghaziabad's future industrial potential. With numerous projects planned and a growing population, the region is well on the path to becoming a thriving hub for logistics, MSMEs, and manufacturing in the light sector. These changes will not only improve the local economy but will also significantly contribute to the overall development of Uttar Pradesh's industry. The groundwork is still being laid. Ghaziabad's industrial area is expected to rapidly expand, creating jobs, increasing trade, and establishing the city's spot on the Indian industrial map. Source: Amarujala
