The Pune real estate market is entering an exciting new phase of recovery and has recorded a 7% year-on-year growth in the number of houses sold for the twelve months ended June 2026. This is the first year of growth in residential sales after four years of slowing demand. The increase in home sales is indicative of an increase in confidence among buyers; however, the market is experiencing a serious challenge because the inventory of homes that are not sold has surpassed record levels of Rs92,110 crore.

According to the most recent Pune Residential Realty Report by Gera Developments, developers have begun launching new residential developments at a greater speed than homes are being sold. In the end, Pune is now experiencing a rising number of properties that are not sold, which is creating an uncertain outlook for Pune's residential real estate sector.

Pune Housing Sales Register Strong Growth in 2026

It is worth noting that the Pune property market has seen an increase in demand for residential properties over the last year. The number of homes sold increased from 86,666 units in the period ending in June 2025 to 92341 units during the same time frame ending June 2026. This increase of 7% signifies that buyers are slowly coming back to the market following several years of a slowdown in market activity.

Experts in the field believe that the growth has been aided by stabilizing economic conditions, higher affordability, and a steady belief in Pune as one of the most sought-after residential investment locations.

The growth in sales is a result of the increasing demand from IT professionals, IT professionals as well as families who are looking for permanent living options within the city.

New Project Launches Outpace Demand

One of the major highlights of the report is the dramatic rise in Pune's unsold residential inventory. The value of the remaining housing stock was up by 28% yearly and reached an all-time high at Rs 92.110 crore.

There are currently 86,954 housing units still available within 2,925 active housing developments in total stock of 3,465,547 units.

While increasing inventory is usually thought of as a cause for concern, market analysts believe it gives buyers greater options in terms of settings or configurations as well as price ranges. But developers need to be careful when launching new launches in order to limit supply pressure.

The report also mentions that the average size of a home in Pune has surpassed the record of 1,275 square feet, which reflects the preference of buyers for bigger living areas.

The 1,401-1,600 square feet range saw a staggering 33% rise in sales, whereas the demand for smaller homes between 600 and 800 square feet fell by 19 percent.

This suggests it is likely that the Pune property market is being driven by upgraders - homeowners who are who want bigger and better homes- rather than first-time buyers.

Improved Affordability Supports Homebuyers

One good thing for buyers is the rise in the affordability of housing.

Based on the findings, the growth in salaries has outpaced the growth in residential property prices over the past five years. In the end, Pune's affordability index is now to less than four times the annual average, which makes home ownership easier for many families.

Mumbai: The Brihanmumbai Municipal Corporation's (BMC) Improvements Committee has cleared a proposal to relax building height restrictions on narrow roads across the city. This forms part of a proposed amendment to the Development Control and Promotion Regulations (DCPR 2034). Final approval is still awaited from the Maharashtra State Urban Development Department.  If it is implemented, the plan will significantly increase redevelopment opportunities and enhance land utilization in the densely populated areas of Mumbai. What Has Changed in the Proposal? The construction of high-rises in Mumbai was only permitted on roads with at least 9 meters wide. This policy was designed to facilitate access for emergency services, such as ambulances and fire engines. Under the proposed graded-height relaxation: Constructions built that are built on 3.6-metre-wide roads can be up to 32 meters (approximately 10 storeys) The construction of buildings that are built on 4.5-metre-wide roads can reach up to 70 meters (21-23 floors) Roads that measure 6 meters wide can reach up to the 120-metre mark (31-32 stories) Roads of 9 metres or greater will be permitted to continue to permit structures over 120 metres Safety Norms Remain Strict Despite the proposal to relax height limits, safety is an important consideration. The Haryana Mass Rapid Transport Corporation (HMRTC) is making significant strides in the development of the Palam Vihar to Dwarka metro extension project. Senior officials have indicated that plans are underway to finalize the alignment and locations for this much-anticipated extension, which aims to connect Palam Vihar in Gurugram to Dwarka’s Sector 21.   The project will feature key interchanges: one at the Palam Vihar station connecting with the Gurugram Metro corridor, another at the IECC station of the Airport Express, and a final interchange at the Dwarka Sector 21 metro station. The alignment for the project has been settled, but discussions are ongoing regarding the placement of the last metro station. Options under consideration include positioning the station near the Bijwasan railway station or the interstate bus terminal in Dwarka. The decision will hinge on passenger convenience and preferences for connectivity between trains and buses.   With an estimated cost of ₹1,687 crore, the project was approved by the Haryana government in October 2022. Haryana is set to cover ₹1,541 crore of this cost. Once the final alignment is decided, the project will be expedited and sent for Union government approval.   The extension will span 8.4 kilometers, with 5 kilometers running from Palam Vihar to Sector 111 in Gurugram and the remaining 3.4 kilometers extending into Delhi. The route will include seven elevated metro stations: Chauma village, Sector 110-A, Sector 111, Sector 28 in Dwarka, IECC, and Dwarka Sector 21.   The detailed project report outlines that the metro stations will be elevated, with an interchange planned at Rezangla Chowk in Palam Vihar to facilitate connections with the main Gurugram Metro line extending from Huda City Centre to Cyber City via Old Gurugram and Palam Vihar.
