According to UP-RERA's half-yearly report released earlier this year, approximately 61% of total investment made during the first half-year in these two NCR cities has taken place here - signalling increasing confidence from developers, investors, and homebuyers in this region as the go-to spot for residential and commercial real estate development within Uttar Pradesh.
Report reveals that UP-RERA approved 143 real estate projects across the state totalling Rs31,952 crore; out of this investment pool, Noida and Ghaziabad received approximately Rs19,000 crore between them, demonstrating their continued dominance of the state's property market.
Noida Saw the Highest Investment. Noida received the highest share of investment among all cities in Uttar Pradesh, receiving Rs15,678 crore through 27 newly approved projects totalling an investment value of Rs15.678 crore alone. Ghaziabad came second, receiving projects totalling an investment value of Rs3,989 crore in this regard.
These two cities form Uttar Pradesh's major investment hub for real estate investment. According to the report, approximately 22,660 housing units will be developed between Noida and Ghaziabad during the reporting period in Uttar Pradesh; that accounts for 49% of approved units during this time. On a city-by-city basis: Noida will add 13,160 new units; Ghaziabad approximately 7700.
Ghaziabad will contribute around 9,500 housing units. This significant increase reflects both end users' and investors' increasing demand for more housing units in NCR; more people moving here for employment and better living standards are prompting developers to create residential projects across various budget segments.
Lucknow Leads in Project Count, Not Investment: Lucknow saw 37 approved developments receive approval during this period; however, its total investment amounted to Rs3,834 crore, which was much lower than Noida's despite having more projects.
Noida projects tend to be larger in scale and attract significantly higher investment values, particularly premium developments, integrated townships, luxury housing projects, and commercial ventures that contribute significantly to its high returns on investments. This indicates that while Lucknow may boast more projects overall, Noida tends to draw the higher investment returns with larger-scale developments and higher-priced investments such as integrated townships or commercial properties that bring in greater returns for their investors.
