Record-breaking quarter reflects deepening institutionalization, strong investor confidence, and accelerating momentum across M&A, PE, and capital markets
The real estate industry in India reached a historic milestone during the period between July and September 2025. Having recorded 42 transactions for institutional investors that totaled $2.9 billion, which is the highest investment volume of any quarter in the history of the industry. According to figures published by Grant Thornton Bharat, the rise in transactions is the result of unprecedented investor confidence as well as increased participation from institutions and the increasing maturity of capital market instruments, such as IPOs, REITs, M&A, and private equity transactions.
In the third quarter, 2025, India highlighted its status of the top ten most active real estate markets of Asia in a period when both domestic as well as international institutional investors stepped up their involvement. A variety of acquisitions, strategic mergers, private equity flows, and listings on the public markets underscored the increasing stability of the sector and transformation into an increasingly transparent and yield-driven supported ecosystem.
A Landmark Quarter for Institutional Investments
During the July-September quarter, the industry saw nine public market transactions--comprising five initial public offerings (IPOs) and four qualified institutional placements (QIPs)--raising a total of $1.1 billion. Additionally, 33 private transactions of $1.8 billion were reported and reflected a dramatic increase in deal-making momentum.
The quarter also witnessed 21 mergers and acquisitions (M&A) transactions worth $843 million. Domestic transactions accounted for $838 million in total. The increase in M&A activity is a sign of the consolidation taking place within the Indian real estate market as major fund managers and developers expand their portfolios with strategic acquisitions.
As per Grant Thornton Bharat, the quarter was "a pivotal moment" for the property market in India as institutional investors sought organized, income-generating, and governance-based assets.
"The July-September period is an important time for the real estate industry in India, which is driven by an impressive growth across M&A and REIT, private equity, as well as IPO business," said Shabala Shinde, the Real Estate Partner and Leader at Grant Thornton Bharat. "The rise in marquee deals and the increasing investor interest for assets that are institutional grade underscore the increasing quality of stability and confidence in the long-term prospects of this sector."

M&A Momentum Led by Strategic Acquisitions
Significant acquisitions in this quarter proved the importance of the commercial real estate sector in India. One of the most noteworthy deals included The Phoenix Mills Limited's purchase of Island Star Mall Developers, expanding its retail presence in major metro cities. A different significant deal was when Mindspace REIT completed a 100 percent acquisition of The Square. The Square, marking its first acquisition by a third-party since the company's launch, is a decision widely considered to be an indication of confidence in India's commercial property market.
These transactions underscore the growing preference of institutions for operational income-generating assets, such as retail centers, office parks, and logistics hubs, which have been delivering constant returns, despite the fluctuations in macroeconomics.

Access to capital is improved, as well as more efficient governance, and the proptech revolution provides more transparency and efficiency, paving the way for long-term, sustainable growth."
Private Equity Sees a Sharp Rebound in
Private equity (PE) investments also saw a significant rise in value during the period, with 12 deals totaling $859 million. This represents an increase of 71% in terms of volume and a 48% rise in value over the prior quarter. The increase was due to investment into commercial real estate as well as proptech and Prime Offices Fund's investment of $290 million in RMZ One Paramount, standing out as one of the most notable deals of the quarter.
This growth is a sign of the growing demand from institutional investors for platform-driven investment as well as real estate technology and data-driven asset management. PE companies are expanding beyond residential developments with a focus on logistics, office co-living, co-living and data centers that offer steady yields and the ability to scale.
In the public market, activity is at record Levels
In the capital markets, the market saw exceptional rising momentum. Five IPOs in the quarter brought in $805 million, and four QIPs brought in another $344 million. It was the Knowledge Realty Trust IPO, valued at $547 million was responsible for approximately 68% of the total public market funding during the quarter, demonstrating the growing popularity of listed property investment vehicles for retail and institutional investors.
The recent increase in the activity of the public markets shows a growing trust among investors in the governance and regulatory structure that supports India's property sector. Financial disclosures that are clear and transparent, the improvement of standards of compliance, and SEBI's ongoing commitment to transparency have increased trust in the sector.
Financial Assets of Institutions and Commercial lead the Method
Data indicates that real estate agents and commercial developers contributed 70% of all deal volume and 91% of the total deal value in the last period. While the residential development sector experienced a decline in the quarter, tech-related real estate and consulting firms saw a rise in deal counts and transaction value, a sign that the investment community is diversifying its portfolios into digital and service-oriented sectors within the property market.
This diversification is in line with global trends in proptech technology and the digital properties management platform, and sustainable methods of development are shaping new phases of real estate revolution.
India's Real Property Outlook: Institutional Depth and Long-Term Growth
The record-breaking July-September period demonstrates the larger transformation of India's property sector, which was once a developer-driven one to a professionally-managed an institutional-grade, regulated ecosystem. With better governance, increased transparency, and a growing investors' participation, the market is now better placed for long-term growth.
"India's property sector has entered a phase of accelerated institutionalization," added Shabala Shinde. "The convergence of confidence in investors and technological innovation, as well as strict regulatory oversight, is propelling the property industry towards resilience in global market competitiveness."
As India continues to attract capital from around the world and build its infrastructure for capital markets, Experts predict that the real estate sector in India will continue to be a major growth engine for the country, supported by a steady demand, solid macro-economic fundamentals and a changing investment market.
